IMPORTANT _ This house has 2 floors. 2nd floor is an attic but it is a walk up, easy to access attic. Many furniture items are on the second floor. It is very important that you have able bodied movers or hire professional movers that are available for pickup. Furniture in the upper level is marked in the description. If you are do not remove your purchase we need to charge for removal and you forfeit without refund. We make every attempt to get runner up bidders but in many cases they have already picked up items. Please bid accordingly and be sure you can remove the items. IN TONAWANDA

Due to Covid we are not giving any preview dates. You can call or
e-mail if you need additional photos or have questions.
We also prefer not taking cash payments at this time. If you need to pay cash please message before the auction close. We will only take Venmo or exact change in an envelope.
All winners will get a follow up email with pickup appointment instructions and exact location
You are responsible for pickup by appointment
If you require any alternate pickup, delivery or shipping we need to know before the auction ends. All items not removed by the end of the pickup days will be forfeited and no refund will be given.
All items "as is" there are no refunds once items are removed. You can cancel a sale before leaving with your items so you have a chance to inspect your purchases. If you cancel the sale you will get credit minus Buyer's Premium to cover our auction fees so bid wisely.
ALL COVID PRECAUTIONS WILL BE STRICTLY ADHERED TO
We will attempt to put items outside. In the event you need to enter you must wear a mask, only move to where you are directed to get items and no one else will be allowed entry with you unless you are moving large items or a large number of lots.
NO MASK - NO ENTRY. We will be following all state-mandated guidelines.
If you do not follow our required safety guidelines we, unfortunately, can not allow you entry. You will not receive a refund.
You must bring an invoice. You also must bring with you any items to disassemble, pack, or move items. We do not supply any packing supplies.? If you need help moving items you must have your own help. We do not have staff for moving. If you can not move your item you will forfeit without refund.

We charge your card on file if we are not notified otherwise in the auction notes where you sign up. If you request alternate payment we can do exact change in an envelope at pickup or Venmo.
Anyone using cards that do not work when signing up there is a $5 fee for declined cards and you may be barred from future auctions.
